ZHVI (Zillow Home Value Index)

A smoothed, seasonally adjusted measure of typical home values across a given region, calculated using the 35th to 65th percentile range.

The Zillow Home Value Index (ZHVI) is a smoothed, seasonally adjusted measure of the typical home value across a given region. Unlike a simple median, ZHVI uses the 35th to 65th percentile range of home values to reduce the impact of extreme outliers.

ZHVI is published monthly by Zillow Research and covers metro areas, cities, counties, and ZIP codes. WhereAtHome uses ZHVI as the headline home-value statistic because it updates monthly (unlike Census data which lags by a year or more) and provides a consistent, apples-to-apples comparison across cities.

Note: ZHVI is sometimes informally called the "median home value" but it is technically a smoothed typical-value index, not a true median.
